Over recent weeks, there has been increasing media commentary around cost-of-living pressures, particularly linked to fuel prices and broader economic uncertainty. While these factors can influence tenant behaviour and mobility, our focus remains firmly on protecting the performance of your investment.
Across our portfolio, we are seeing early signs of more cautious decision-making from tenants. In this type of environment, timing and positioning become critical. Ensuring rents are reviewed and adjusted in line with current market conditions—rather than delayed—allows us to secure sustainable tenancy outcomes and minimise vacancy risk.
Our strategy is to take a proactive, evidence-based approach to rent reviews. This means aligning increases with current demand levels while remaining competitive within each local micro-market. The objective is not simply to achieve the highest possible rent, but to strike the right balance between return and retention.
Maintaining occupancy is a key driver of long-term performance. Even short vacancy periods can outweigh the benefit of an above-market increase, particularly in a shifting market. By acting early and strategically, we aim to keep your property leased, your income consistent, and your asset performing at its best.

Case Study: Pet Requests and Legislative Timeframes
A recent tenancy within our portfolio highlighted the importance of timely decision-making under current residential tenancy legislation.
The tenant submitted a formal request to keep a pet using the prescribed application process. Under current requirements, this request must be provided to the landlord for consideration, with a strict 21-day timeframe to respond.
In this instance, we promptly forwarded the application along with relevant details to assist in the decision-making process. As part of our standard practice, we also outlined potential conditions that could be applied if approval was granted—such as additional cleaning requirements or specific property protections.
It is important to note that if no response is received within the 21-day period, the legislation provides for the request to be automatically approved. In these circumstances, approval is granted without the opportunity to impose additional conditions.
This framework places increased importance on timely instruction. Where a response is provided within the required timeframe, there is an opportunity to either decline the request (where reasonable grounds exist) or approve it with appropriate conditions in place to protect the asset.
Our role is to ensure these requests are managed proactively, with clear communication and follow-up to avoid unintended outcomes.
