Next Steps
When it comes to evoking an emotional connection and response from prospective buyers that will give a seller the best opportunity to maximise the sale price of a home, getting the presentation of your property is a critical component.
When we talk about presentation, it starts from the front and goes all the way to the back – whether that be a bedroom in a unit or a backyard in a federation home. And we do all of this, as part of the process of getting your property to market.

Buyers will generally pay the highest price in the first 30 days. The longer the property is on the market the less the buyer expects to pay. More buyers + emotional connection + in competition + skilled negotiator = premium price Buyers are time poor. They exclude properties whenever possible and do this based on price, features, and location.
Buyers respond emotionally. When they find the right home and justify it with logic, buyers begin searching with a logical list of criteria. Our job is to help them get emotionally connected.
The critical ‘first 30 days’. Buyers will generally pay the highest price in the first 30 days. The longer the property is on the market, the less the buyer expects to pay.
Buyers buy a lifestyle. They may start with a focus on a particular area but then expand their search to get the best value lifestyle they can buy. Choosing a marketing campaign that reaches all possible local and active buyers, as well as pinpointing potential passive and out-of-area buyers.
Establishing an inspection timetable that works best for you and your property to maximise buyers' viewings.
We recommend essential elements of Photography / Floorplan / Copywriting / Brochures / Signboards / Social Media
Additional Video / National press / Local press / China Desk / PR The details matter. Ensuring all elements of your property are attended to ensure a successful campaign. We sweat the small stuff on your behalf to give you peace of mind.
How we prepare your property
We take pride in producing captivating, stunning photography that will present your home to buyers in the most compelling light, leaving a lasting first impression. ### Luisa Vulagi-Piliae | How we prepare your rental for a trouble-free summer (5 Nov 2026)
https://mcgrathct.com.au/luisa-vulagi-piliae-how-we-prepare-your-rental-for-a-trouble-free-summer/

Summers are getting hotter, and making sure your investment property is ready for the season could save you from expensive problems later.
One of the first things we recommend is servicing the air conditioning before it's working overtime. A small issue caught early could prevent a breakdown
when your tenants need cooling most.
We also recommend checking gutters, downpipes and drainage. When summer storms hit, blocked gutters can quickly lead to costly water damage.
Outside, lawns and gardens need attention too. Keeping vegetation under control, clearing debris and maintaining outdoor areas can help protect your property through hot, dry weather.
Of course, knowing what needs doing is one thing. Finding reliable trades, organising quotes and coordinating the work is another.
That's where we come in.
We have established relationships with local tradespeople and can organise preventative maintenance, follow up on repairs and keep you informed along the way.
It's about getting ahead of problems rather than waiting for something to go wrong, protecting your investment and saving you time and unnecessary expense.
If you'd like help preparing your investment property for summer, call Lui…

### McGrath Lithgow Property Management Monthly Newsletter – November 2026 (3 Nov 2026)
https://mcgrathct.com.au/mcgrath-lithgow-property-management-monthly-newsletter-november-2026/

Lithgow Property Management Monthly Newsletter
It is so hard to believe that we are already approaching the back end of the year, and the festive season is well and truly approaching – the year has really flown by!
This time of year is really important for our property management team, as we work hard to ensure that any outstanding repairs and maintenance are completed before the end of the year where possible before our trades take their well deserved Christmas breaks, and also keeping a close eye across our rent arrears as well at a time when tenants financial focus shifts to the festive season ahead.
Our Property Management department already ensure that we are keeping a strong focus on arrears on a year round basis, and we are grateful that by working closely with our tenants that majority are able to stay on track, however the Christmas period is often the time when we see some tenants start to fall behind. Ensuring that we are being proactive with our approach to any potential arrears and communicating clearly with tenants and landlords across this time is important to achieve the best positive outcomes.
We would also like to remind you of our referral incentive. Any landlord…

### 9 quirky storage ideas for Mudgee family homes (3 Nov 2026)
https://mcgrathct.com.au/9-quirky-storage-ideas-for-mudgee-family-homes/

Every family home has those things that never seem to have a proper place. The kids' sporting equipment, camping gear, extra pet supplies, bulk purchases and the Christmas decorations that spend eleven months of the year taking up valuable cupboard space.
In Mudgee and across the Central Tablelands, family life often comes with a little extra equipment. Whether it's weekend sport, outdoor adventures, gardening, hobbies or simply having children and pets, household belongings have a habit of multiplying.
But what if your home has more storage space than you realise?
Some of the cleverest storage solutions aren't cupboards at all. They're hidden beneath kitchen cabinets, tucked behind mirrors, suspended from ceilings or cleverly disguised as everyday furniture.
Here are some less-obvious ideas for finding extra storage without sacrificing living space or turning your home into one enormous cupboard.
The hidden potential beneath your kitchen cabinets
The recessed strip beneath your kitchen cabinets, known as the kickboard or toe kick, is usually wasted space. However, a cabinetmaker can sometimes turn this into a series of shallow drawers, ideal for items that don't need much height.

### John McGrath – The new year holds promise of a fresh market cycle (2 Nov 2026)
https://mcgrathct.com.au/john-mcgrath-the-new-year-holds-promise-of-a-fresh-market-cycle/

Last week, we released the McGrath Report 2027 in which we analyse key property issues, important trends, and my top suburban and regional suburb picks in NSW, Queensland, Victoria, and Tasmania.
The past 12 months certainly haven’t been dull. Following a period of strong growth, particularly in our mid-sized capitals, we’re now experiencing a substantial correction across the country.
As I’ve said previously, there’s no such thing as “one market” in Australia. While most markets favoured sellers until February/March this year, since then, most have swung sharply in favour of buyers.
This is my eighth market correction since I entered the industry more than 40 years ago but it feels like the fastest fall in values I can remember.
On the street, most big metropolitan markets are down 10–15% in the past six months, and some are down 20%. The regional markets have plateaued, but they’re likely headed for a 7–10% correction over the next 12 months.
Saying this, I believe the worst should be behind us.
History suggests our big cities are close to the bottom, with Australia’s last five corrections lasting an average of 12.2 months. Seven of the last corrections saw values fall less than …

### Mackenzie Andriske | How we manage rural property campaigns (29 Oct 2026)
https://mcgrathct.com.au/mackenzie-andriske-how-we-manage-rural-property-campaigns/

As a rural specialist, I work across many different types of rural properties, from agribusinesses to hobby farms and lifestyle estates. One of my main responsibilities is managing the marketing campaign and making sure all the moving parts stay on track from launch through to sale.
No two properties are the same, so each campaign needs its own approach. That means making sure the marketing highlights what makes the property unique. A lot of my role happens behind the scenes. I’m coordinating with our wider team, managing buyer enquiries, and sharing buyer feedback with the agent and vendor.
When several people are involved in a campaign, good communication and organisation make a real difference. For me, a successful property sale is one where the seller feels informed, the team is working together and the final outcome works well for both seller and buyer.
Thinking of selling a rural or lifestyle property? Call me on 0499 550 220 and I’ll be happy to talk through your plans.

### What Mudgee Friday Frenzy reveals about selling at auction (28 Oct 2026)
https://mcgrathct.com.au/what-mudgee-friday-frenzy-reveals-about-selling-at-auction-2/

When you sell your property, attracting buyer interest is only the beginning. What really matters is how we turn that interest into genuine competition and, ultimately, the best possible selling result.
How we build buyer interest and competition for results
At McGrath Central Tablelands, we see auctions as much more than an event on a particular day. We use the weeks leading up to an auction to reach potential buyers, build momentum and encourage them to take action.
Our recent Friday Frenzy auction campaign on 2 October 2026 demonstrated just how effective this approach can be, with thousands of buyer conversations, hundreds of enquiries and some outstanding individual sales results.
Why we believe in the power of auctions
One of the biggest advantages of an auction campaign is the sense of urgency it creates.
By setting a clear auction date, we give buyers a clear time frame to inspect the property, arrange their finances, complete their due diligence and make a decision.
We also create an environment where buyers know they may face competition from others interested in the same property.
That's where fear of missing out (or FOMO) can become a powerful motivator. When buyers rec…

We had a fantastic experience with Hamish when purchasing our property in Mudgee. As interstate buyers, we really appreciated how generous he was with his time. He prepared a video walkthrough that helped us decide whether to make the trip to inspect in person. He was very knowledgeable about the property and local area and happy to answer all our questions. We’re grateful for his help and would happily recommend him to other buyers.

### John McGrath – Opportunity remains for entry level buyers (25 Oct 2026)
https://mcgrathct.com.au/john-mcgrath-opportunity-remains-for-entry-level-buyers/

We’re now just nine weeks out from Christmas, and homeowners and renters are looking forward to some holiday breathing space after a difficult year for budgets around the country.
Yet amidst the current property downturn, hopes for a stabilisation next year remain and more confident buyers and sellers are returning to the market.
At the same time, this year’s festive gifts, parties and holidays may still need to take second place to mortgages, rents and other necessities such as food, utilities and fuel. There is also the possibility of more rate hikes before Christmas.
So, along with so much talk about cost-of-living pressures and prices, is there Christmas optimism in store for the lowest end of the market, including first-home buyers?
Firstly, across most of 2026, the affordable sector has remained resilient to the value declines experienced in the premium sector, especially in Perth, Adelaide and Brisbane.
In fact, this trend only changed in August when Cotality’s Home Value Index found that the lower-end price bracket had begun to fall.
As research director Tim Lawless explained, while premium markets still recorded weaker conditions, lower-priced housing was becoming less ins…

### A local’s guide to the villages around Lithgow (20 Oct 2026)
https://mcgrathct.com.au/a-locals-guide-to-the-villages-around-lithgow/

While Lithgow is the main centre for this part of the Central Tablelands, some of our region’s strongest character is found in the smaller towns and villages beyond it.
Each community, from the dramatic landscapes surrounding Capertee to the historic buildings of Hartley, offers a different way to experience the wider Lithgow region.
For us, Capertee is particularly significant. It forms an important part of the area we service and offers a lifestyle that feels distinctly different from living in Lithgow itself. Small in scale but surrounded by extraordinary country, this village is an ideal place to start exploring what lies beyond the city.
Capertee: small village, remarkable setting
Head north from Lithgow and the landscape begins to open into the vast country surrounding Capertee.
The village sits at the gateway to the Capertee Valley, where sandstone escarpments, farmland and bushland create one of the most striking settings in the region. It is an area known for its natural beauty, access to national parks and the sense of space that comes with living beyond the larger regional centres.
For residents, Capertee offers something quite different from a typical suburban lifestyle…

### John McGrath – How the increase in new home numbers will help buyers (19 Oct 2026)
https://mcgrathct.com.au/john-mcgrath-how-the-increase-in-new-home-numbers-will-help-buyers/

Recent promising data about the new housing market should help boost buyer sentiment in the current property correction, especially among those buying for the first time. The statistics may also help buyers slowly coming back to the market to purchase between now and Christmas.
The latest Australian Bureau of Statistics (ABS) figures found that the new housing industry increased in the June quarter and across the year, with just over 248,000 dwellings under construction in the June quarter. This is an annual rise of 4,601 properties.
A total of 47,653 dwellings were completed as well, a 15.5% uptick on the June 2025 quarter.
Plus, based on seasonally adjusted numbers, new dwelling commencements rose 7% to reach 52,201 in the past quarter.
Together, these figures are encouraging news for buyers.
They’re also significant because the latest quarterly data gives us the first complete two-year picture since the Federal Government’s National Housing Accord commenced on July 1, 2024.
While I think it’s always been pretty doubtful that we’ll reach the Housing Accord’s goal of building 1.2 million new homes before June 30, 2029, the recent ABS figures have confirmed this.

### Hamish Rowe | My approach is to give straightforward advice (16 Oct 2026)
https://mcgrathct.com.au/hamish-rowe-my-approach-is-to-give-straightforward-advice/

Across Mudgee, Rylstone and Gulgong, I sell everything from family homes and lifestyle acreage to grazing properties and agricultural land. Each attracts a different buyer, so every campaign needs to be tailored to the property, its location and the market most likely to value it.
Working with people who haven’t sold before is something I particularly enjoy. There is a lot to navigate, from preparing the property and setting expectations to buyer feedback and negotiation. My approach is to give straightforward advice, explain each stage clearly and help sellers make informed decisions without feeling overwhelmed.
Buyers can be selective, and when a property sits on the market too long, they can start wondering why. That’s why getting the presentation and pricing right from the outset matters. Once we launch, I actively follow up buyers, understand what they’re looking for and keep conversations moving rather than waiting for enquiries to come in. It’s a big part of why the properties I sell don’t tend to sit on the market for long.
If you’re thinking about selling, call me on 0428 021 114. I’d be happy to talk through the best approach for your property.

### Mudgee: beyond the vineyards (13 Oct 2026)
https://mcgrathct.com.au/mudgee-beyond-the-vineyards/

Mudgee may be best known for its vineyards and cellar doors, but the appeal of living here goes well beyond a weekend of food and wine.
Set among rolling hills in the Central Tablelands, around three-and-a-half hours from Sydney, Mudgee combines the pace and personality of a country town with a strong hospitality scene, established local businesses and a community that stays active throughout the year.
This balance gives Mudgee its character. You can spend Saturday afternoon at a cellar door, Sunday morning browsing a market and still enjoy the practical advantages of living in a regional centre where work, schools, services and everyday essentials are close at hand.
Country lifestyle with plenty happening
Mudgee feels distinctly regional without feeling disconnected; this is one of its strengths.
The town centre has retained much of its country character, with heritage buildings, local shops, pubs and cafés contributing to a streetscape that is easy to explore. Beyond the centre, vineyards, farmland and open countryside are never far away.
For people who’ve moved from larger cities, the change of pace can be one of the biggest attractions. Less time spent navigating city traffic c…

### John McGrath – Why Brisbane market will withstand the downturn (11 Oct 2026)
https://mcgrathct.com.au/john-mcgrath-why-brisbane-market-will-withstand-the-downturn/

Brisbane’s property market is also feeling the impact of the national market correction, but its lifestyle appeal and 2032 Olympic Games preparations should ensure its resilience in the long term.
Cotality’s October Home Value Index (HVI) noted that Brisbane’s value declines for September were the highest of all our capital cities, dropping 1.5% to reach a median dwelling price of $1,048,880. This is a 5.4% decrease from a peak level of $1,126,149 in May.
In comparison, Sydney experienced a 1.4% monthly fall while Adelaide and Perth values weakened 1.3% and 1.2%, respectively.
Brisbane also experienced the sharpest downturn in annual sale volumes across our capital cities (-27.2%), followed by Sydney (-26.5%) and Perth (-24.2%)
Having said this, Cotality said national housing levels had eased while advertised properties had accumulated, despite a reduced number of new listings. This accumulation is partly due to properties now taking longer to sell. In the past year, median days on the market for capital city homes have increased from 23 to 39.
Meanwhile, Brisbane and Perth’s 2.1% vacancy rates are just behind Sydney’s 2.3% figure, while the city’s gross rental yield stands at 3.5%…

We can’t thank Adam Sutherland enough for helping us find our new home. His expert knowledge of the Mudgee region, professional guidance and genuine, caring approach made the whole process so much easier. ### Lynette Rawlinson | Factors to finding the right tenant (9 Oct 2026)
https://mcgrathct.com.au/lynette-rawlinson-factors-to-finding-the-right-tenant/

When you own an investment property in Rylstone, Kandos or one of the surrounding communities, the local market really matters. It can move quite differently from a larger town or city, and the number of tenants looking at any one time can change quickly.
That’s why we look at each property individually. We consider what fair rent looks like in the current market, who the home is most likely to appeal to, and how we can present it in a way that gets the right people through the door.
Once it’s advertised, we keep a close eye on the enquiries, inspections and applications coming through. Those early signs tell us a lot about whether the pricing and presentation are working, and whether we need to adjust anything along the way.
We also don’t believe in rushing to approve the first application just to fill a vacancy. Taking the time to properly assess applicants helps us find a strong tenant who suits the home and, ideally, wants to stay long term.
For us, it’s about balancing the right rent, the right presentation and the right tenant.
That’s where knowing Rylstone, Kandos and the surrounding communities can make such a difference.
If you own a rental property in Rylstone or Kandos, …

### Supporting the next generation through MaxPotential (6 Oct 2026)
https://mcgrathct.com.au/supporting-the-next-generation-through-maxpotential/

Supporting a community can take many forms. Sometimes it means providing financial backing to help an important local initiative continue. Other times, it means giving people within your own team the opportunity to contribute their time, knowledge and experience.
For McGrath Central Tablelands, our ongoing involvement with MaxPotential brings both of those elements together.
MaxPotential is a youth leadership development program that connects young people with local business and community leaders, helping them build confidence, develop leadership skills and turn their ideas into meaningful action. McGrath Central Tablelands is proud to support the Central West program each year, but our involvement goes beyond sponsorship. In 2026, our Agent Services Coordinator, Hannah Peggs, stepped forward to become a mentor as part of the program.
What is the MaxPotential program?
MaxPotential is designed for young adults aged 16 to 21 and runs over a 22-week leadership cycle. Participants are paired with trained community coaches and take part in one-on-one coaching, group workshops and a community service project. The program encourages young people to explore their goals, build their persona…

### John McGrath – Why smart buyers welcome a slower Sydney market (6 Oct 2026)
https://mcgrathct.com.au/john-mcgrath-why-smart-buyers-welcome-a-slower-sydney-market/

Sydney’s property market has undoubtedly softened this year due to the national market correction yet the city still offers plenty of opportunities for vendors and buyers.
But first, to the latest data from Cotality’s September Home Value Index report.
Sydney’s median dwelling price is just over $1.22 million, following a -7.1% drop from a peak level of $1,296,039 in February. This decline is above that of the 2022-2023 correction, but the city’s median is still the highest in the country, second only to Brisbane’s $1.08 million figure.
Along with Brisbane and Perth, Sydney has recorded the country’s largest annual declines in transaction activity, with estimated sales volumes down more than 20% compared with a year ago.
Sydney’s 2.2% vacancy rate is the highest of all mainland capital cities, while house rents only increased by 5.3% in the past five years.
Meanwhile, the city’s gross rental yield of 3.3% is the lowest in the country, which is a small improvement from the slight dips to 3% we saw across the past 12 months. These figures aren’t surprising for Sydney either, with yields sitting around the 2%-3% point since 2016.
Looking at the overall property market, corrections lik…

### Seller review for Hamish Rowe (3 Oct 2026)
https://mcgrathct.com.au/seller-review-for-hamish-rowe-4/

5.0
I had a great experience working with Hamish to sell my farm. He was professional from start to finish, handling every detail with care and keeping the process clear and well organized. What stood out most was his enthusiasm and patience. He took the time to understand the property, answered every question without rushing me, and stayed positive even when things moved slowly. He also has a good sense of humor, which made a stressful sale feel much easier.

### Ben Smith | My focus is on matching buyers early (1 Oct 2026)
https://mcgrathct.com.au/ben-smith-my-focus-is-on-matching-buyers-early/

Selling property isn’t just about putting it online and waiting for buyers to appear. A big part of my approach is knowing who is already looking and matching the right people with the right property.
Across Mudgee and the Central Tablelands, I help clients sell residential and rural properties. Having previously owned my own business, I know how important it is to communicate well, follow through and make the process as straightforward as possible.
Buyer relationships can make a real difference. Staying in regular contact with active buyers means understanding what they want, where they want to buy and what type of property will get them to act.
That knowledge makes it much easier to match the right buyers with my clients’ homes. Rather than starting from scratch when a property comes to market, the focus is on identifying the people most likely to see its value and starting those conversations early.
If you’re thinking about selling in Mudgee or the Central Tablelands, call me on 0428 412 330. I’ll be happy to talk about the best way to position your property for a strong result.

### Your Central Tablelands backyard all-season guide (29 Sep 2026)
https://mcgrathct.com.au/your-central-tablelands-backyard-all-season-guide/

If you've spent a full year in the Central Tablelands, you know the pattern well. In winter, a crisp, frosty morning in Mudgee can turn into a genuinely warm, sunny afternoon.
Head out toward Rylstone or up into the hills around Capertee and the nights get sharper again; cold air settles into those valleys quickly once the sun drops behind the ridgelines. Summer swings the other way entirely, with long, hot and dry stretches that can push well into the high 30s or even low 40s.
We say this to almost every seller we meet: the properties that get people’s imaginations working at inspections, the ones that photograph well and feel liveable in every listing photo, aren't the ones with the biggest deck. They're the ones where the outdoor space has clearly been designed for the whole year, not just the handful of mild weekends either side of the Mudgee Wine & Food month.
Here's what we're seeing work and what buyers are actively asking about, from rural blocks and town cottages of Mudgee and Rylstone.
Start with zones
We've noticed properties that tend to sell faster have moved away from one big undefined lawn-and-patio combo and now boast a series of smaller, purpose-built zones. When y…

### John McGrath – Genuine prestige market defies property downturn (28 Sep 2026)
https://mcgrathct.com.au/john-mcgrath-genuine-prestige-market-defies-property-downturn/

Australia’s most expensive homes are proving their worth even in a market correction and amidst warnings that high-end properties are now feeling the impact of this downturn.
But high-end properties don’t take into account the true prestige market, which comprises sales in the price bracket upwards of $5 million or, generally speaking, the top 5% of all property transactions.
To put this into context, Cotality shows Sydney’s median dwelling value is just over $1.2 million, with Brisbane’s value standing at $1.08 million. *
It’s also important to understand that prestige vendors and buyers are more concerned with geopolitical issues and unrest in the Middle East, for example, rather than focusing on the domestic issues at play. This includes movement in Australia’s interest rates although they will monitor these changes. As a result, prestige buyers will often transact without a mortgage.
Likewise, Westpac Private Bank’s 2026 Prestige Property report noted that prestige sales are driven by capital availability, property quality and the scarcity of these listings and not borrowing capacity. Investment buyers are also less reliant on rental yields or tax settings.
This distinctive mar…

### How do locals spend a relaxed weekend in Mudgee? (23 Sep 2026)
https://mcgrathct.com.au/how-do-locals-spend-a-relaxed-weekend-in-mudgee/

Every week we walk buyers through Mudgee homes and often enough someone asks the question: “But what do you actually do here on a weekend?” It's one of our favourite questions, because the answer says more about this town than any listing description ever could. To make it easier for you, we put our heads together as a team between open homes and settlement calls and pulled together how we, and the locals we sell to and buy from, spend our weekends.
A slow start on Church Street or Market Street
A weekend in Mudgee isn’t rushed. Most of us start the day with a coffee and something on toast at one of the cafés scattered through the town centre. Alby & Esthers, with its vine-covered 1870s courtyard, is a regular favourite on Saturdays, as is a wander down to Market Street for a browse and a flat white before the day gets away from you. If you've got the kids or the dog in tow, the backyard tables at a local café with a bit of rustic charm and a bit of shade in summer are hard to beat.
Third-weekend farm walks (when the timing lines up)
If you happen to be in town on the third weekend of the month, the weekend after the well-loved farmers' markets is given over to a farm walk, a prope…

### John McGrath – Spring may bring light to this market correction (21 Sep 2026)
https://mcgrathct.com.au/john-mcgrath-spring-may-bring-light-to-this-market-correction/

Another Spring season has begun, and for the first time in many years, this traditionally busy period is undergoing a market correction.
I’ve experienced eight property market downturns in my career, but the current downturn’s sharp drop in consumer sentiment and confidence has surprised even me with its swiftness.
What is quite certain is that this Spring will not be a typical selling season but rather could allow us to see the light at the end of the tunnel.
I think we still have 6-12 months of headwinds, but in many ways, I believe we’ve seen at least half of the market correction already over the last six months. Very few market corrections go for longer than a year. I also think that in most markets, prices have bottomed out pricewise and I suspect we will see a stabilisation in the coming months.
This brings me to an important point: the swift turnaround in lenders’ rate predictions in the past month. Following the Reserve Bank of Australia’s (RBA) third consecutive meeting of untouched interest rates on August 11, all of the Big 4 Banks were predicting rates had peaked at 4.35% and would not increase until May 2027 at the earliest.
Yet inflation data in late August showed tr…
