Mudgee Property Management Monthly Newsletter
September 2026
Greetings from Stacey’s Desk
Over the last few weeks you may have noticed some changes to our social media pages. We are refreshing the way we connect with our clients and community, bringing you more market insights, property updates, and a behind-the-scenes look at our team and the work that we do here at McGrath. If you aren’t already following our socials we would love for you to follow along, engage with our posts, and stay up to date with what’s happening in our office and the local area as well.
We are also excited to invite our landlords to attend our next Friday Frenzy Auction event at Mudgee Team Training Village on Friday, 2 October. With 39 properties listed across our 3 offices, Friday Frenzy is a great opportunity to experience the market firsthand and gain insights into current market conditions, even if you aren’t looking to buy or sell currently. Whether you’re considering purchasing another property for your portfolio, getting some information for your future investment plans or simply interested in what’s happening locally, we would love to see you there!
Energy, opportunity and community - all in one big day
Friday Frenzy returns this Spring, offering an exciting opportunity to position your property at the centre of attention.

Protecting Your Investment Through Routine Inspections
Routine inspections play an important role in protecting the value of your investment property and helping you achieve the best possible long term return.
These inspections allow us to assess the condition of your property, identify maintenance concerns early, and ensure any issues are addressed before they develop into more significant and often costly repairs.
Following an inspection, you may receive recommendations from our team regarding maintenance, repairs, or property improvements. These recommendations made are based on a combination of our observations, the current rental market and legislative requirements.
You may also note that we may make recommendations about larger updates to the property, such as about when carpet is getting worn, or paint is starting to look like it needs a refresh. We provide this information not to alarm you but to help you plan ahead for what expenses may be ahead in the event that your property becomes vacant in the future so you are able to budget accordingly.
In many cases, completing recommended works can help ensure the property is kept in a good condition, improve your tenant satisfaction to assist in tenant retention, reduce the risk of unexpected larger maintenance costs, and to keep your investment competitive in the rental market as well.
Our role as your property manager is to provide you with the information needed to make informed decisions about your investment. While the final decision is always yours, our recommendations are made with one goal in mind – to protect your asset and maximise its long term performance.
