Lithgow Property Management Monthly Newsletter
August 2026
Greetings from Mikayla's Desk
The past month has been all about investing in our property management teams knowledge, strengthening our skills, and continuing to improve the service we provide to our clients.
Our Property Managers attended a professional training day in Sydney focused on NCAT (NSW Civil and Administrative Tribunal), featuring a number of different speakers, and giving valuable insights into current processes, best practices, and legislative updates. Ongoing education in this area helps ensure that our team is well equipped to guide our landlords with confidence when navigating tenancy matters, and our team came away with some great knowledge from the day.
Our Property Management and Leasing team also had the opportunity to complete training with our social media and content team in our Mudgee office, focusing on property photography and advertising. From capturing eye-catching images to creating engaging marketing content, this training has provided the team with fresh ideas and practical techniques to help showcase your properties in the best possible light.
As you are aware, at McGrath we are passionate about continuous improvement and believe that staying up to date with industry knowledge and trends allows us to deliver better outcomes for our clients. We look forward to putting these new skills into action throughout the coming months.
Energy, opportunity and community - all in one big day

Why Breach and Termination Notices Matter
One of the key takeaways from our recent NCAT training was the importance of following the correct process when issues arise during a tenancy.
While the majority of tenancies run smoothly, there are times when the obligations and conditions of the lease aren’t being met. Whether it’s rental arrears, property maintenance concerns at routine inspections, or other breaches of the tenancy agreement, it is important that these matters are addressed promptly and in accordance with the legislation.
Issuing a breach or termination notice isn’t about trying to create conflict – it is about ensuring that the correct legal process is followed and that both landlords and tenants are treated fairly. These notices provide an opportunity for issues to be resolved and, if necessary, ensure that the appropriate documentation is in place should a matter have to proceed to NCAT.
Our recent training really reinforced just how important accurate record-keeping, clear communication, and actions such as issuing breach notices are when managing tenancy issues. We often find that landlords are hesitant to issue breach notices or termination notices, however by following the correct procedures from when the initial breach is noted, we can better protect our clients interests while ensuring compliance with current tenancy legislation.
It is also important to note that failure to issue breach and termination notices could impact some landlord insurance policies as well.
If you have any questions regarding breach notices or would like further guidance around this please do not hesitate to reach out to your property manager to discuss.
